How to Customize Your Home When Renting in a Multi-Family Development

Are you renting a home in a multi-family development? Are you wondering how to personalize it without losing your damage deposit? As a Nanaimo general contractor for multi-family developments and custom homes, we know a few things about creating stylish spaces. Here are five tips and tricks you can explore to make your home feel a little more like you. Just be sure to check in with your property manager first before making any upgrade as restrictions can change from building to building.

1. PEEL AND STICK DECOR TO YOUR WALLS, FLOORS, AND BACKSPLASHES.
While paint is generally the more cost-effective route, you’ll need permission from your rental managers before painting the town red. Enter peel-and-stick decor. For wallpaper, you can find just about any pattern and colour to brighten up your space. Just be sure to select paper that’s compatible with your wall’s surface and be mindful of quality. You can also find peel-and-stick tiles for your bathroom floors or kitchen backsplashes to create depth and interest in smaller spaces.
2. BRIGHTEN UP YOUR HOME WITH SMART BULBS.
With today’s technology, you don’t have to rewire or renovate to make your home a smart one. Replace your light bulbs with smart lighting that can easily be controlled from your phone. You can turn your lights on and off remotely, dim them, or even set them on a schedule. If you’re handy, explore swapping out older lighting fixtures to match your style or add plug-in pendants that you can hang with adhesive hooks depending on your ceiling treatment.
3. SWAP YOUR SHOWERHEAD AND FAUCETS WITH AN ENERGY-EFFICIENT UPGRADE.
Another easy upgrade is to swap out your showerhead and faucet fixtures. You can select from a wide variety of finishes and designs to create a spa-like bathroom or a more functional kitchen. Opting for energy-efficient showerheads and faucets can also significantly reduce your hydro bill and help protect B.C.’s natural water resources. Be sure to save the old fixtures so you can swap them back and take the new ones with you to your next home.
4. TURN YOUR BALCONY OR PATIO INTO A FUNCTIONAL ROOM.
In last month’s blog, we talked about five outdoor living trends for custom homeowners to consider in 2022. For renters in multi-family developments, these trends also apply. Make the most out of your patio or balcony by adding modular furniture for an elevated dining experience or a small table and chair to create an outdoor office. Accessorize your space with details like plants, rugs, and tabletop decor to create seamless transitions from the inside to out.
5. FOCUS ON THE FINISHES.

Focusing on updating smaller details like doorknobs, cabinet hardware in your kitchen and bathroom, or switchplates can make a huge difference. You can find a selection of options at your local hardware store with a variety of materials and contemporary styles. If you plan to upgrade your cabinet fixtures or switchplates, be sure to measure properly so you use the existing holes.
