Build More Than an Estimate

Westmark Construction is seeking an Estimator & Development Coordinator to join our growing team in Nanaimo, BC. This role is suited to a well-rounded construction professional with approximately 3-7 years of experience across estimating, project coordination, project management, development, or a combination of these disciplines.

The position is predominantly focused on estimating and pre-construction, while providing meaningful exposure to development planning, consultant coordination, and project delivery. The successful candidate will understand how early decisions affect cost, constructability, schedule, approvals, procurement, and overall project success.

About Westmark

Westmark Construction is a Vancouver Island-based general contractor delivering commercial, institutional, industrial, multi-family, and development projects throughout British Columbia. We work closely with owners, consultants, municipalities, trade partners, and community stakeholders to move projects from early planning through successful completion.

Key Responsibilities
Estimating and Pre-Construction (70%)
  • Prepare conceptual, budgetary, and detailed construction estimates, including quantity take-offs and quantity verification.
  • Review drawings, specifications, reports, and consultant documentation to identify scope, risk, assumptions, and opportunities.
  • Solicit, level, and evaluate subcontractor and supplier quotations; develop bid packages, procurement strategies, and scope coverage.
  • Participate in estimate reviews, tender closings, proposal preparation, and pre-construction presentations.
  • Support value engineering, cost planning, constructability reviews, and maintenance of historical cost information
Development Coordination (20%)
  • Assist with preliminary feasibility, project budgeting, Class D/Class C estimates, and development pro forma inputs.
  • Participate in consultant coordination and owner meetings through planning and design development.
  • Review development concepts from a cost, schedule, constructability, servicing, permitting, and approvals perspective.
  • Track key assumptions, constraints, decisions, risks, and opportunities that influence project viability and execution strategy
Project Management Support (10%)
  • Support project setup, procurement, subcontract award, budget tracking, and change pricing when required.
  • Coordinate project documentation and communication with clients, consultants, trade partners, and site teams.
  • Assist with estimator-to-construction handover, project problem-solving, closeout, and lessons learned.
Qualifications
Required
  • Approximately 3-7 years of construction industry experience in estimating, project coordination, project management, development, or a related role.
  • Working knowledge of construction methods, building systems, procurement, and project delivery.
  • Ability to interpret drawings, specifications, contracts, and consultant reports.
  • Strong analytical, organizational, communication, and problem-solving skills.
  • Proficiency with Microsoft Excel, Word, Outlook, and Teams; valid driver’s licence and ability to visit project sites.
Preferred
  • Experience with a general contractor, developer, construction manager, owner’s representative, or design consultant.
  • Exposure to commercial, institutional, industrial, multi-family, or mixed-use projects.
  • Experience with conceptual estimating, development feasibility, municipal approvals, permitting, or consultant coordination.
  • Familiarity with digital take-off and estimating software.
  • Diploma or degree in Construction Management, Engineering, Architectural Technology, Civil Engineering Technology, or a related discipline.
  • Gold Seal, CET, PQS, PMP, or a related designation, or progress toward certification.
The Ideal Candidate
  • You understand that successful projects begin long before construction starts. You are curious about how projects are developed, approved, priced, procured, and delivered, and you can connect estimating decisions to real construction outcomes.
  • You may currently be an Intermediate Estimator, Project Coordinator, Assistant Project Manager, Development Coordinator, Construction Consultant, or Technologist.
  • You enjoy solving problems, working with numbers, coordinating people and information, and identifying risk before it reaches the field.
  • You are adaptable and want a career path that could lead toward senior estimating, pre-construction leadership, development management, or project management.
Why Join Westmark?
  • Diverse Vancouver Island project portfolio and exposure to multiple delivery models.
  • Direct involvement with owners, consultants, municipalities, trade partners, and construction teams.
  • Opportunity to contribute from early feasibility and design through tender, handover, and completion.
  • Collaborative, entrepreneurial environment with room to shape systems and grow with the company.
  • Competitive compensation and benefits, professional development support, and advancement opportunities.
Compensation

Compensation will be based on experience, qualifications, and demonstrated capability. Anticipated salary range: $80,000 – $110,000+ annually, plus extended health and dental benefits, professional development support, and career advancement opportunities.
