Centra is a six-storey, 162-unit rental development in downtown Nanaimo. Alongside apartments ranging from studios to three bedrooms, 15 live/work units provides flexible residential and commercial space with private street-level entrances.
We provided construction management from pre-construction through completion, overseeing budgeting, procurement, scheduling, trade coordination, quality management, and site operations. During planning, we worked with Primex Investments and the consultant team to test design decisions against cost, constructability, and project goals. Involving our team early provided a smooth transition from planning to execution, improved cost and schedule predictability, and allowed potential issues to be addressed before they reached the site.
The downtown site left little room for staging, storage, or material deliveries, requiring site logistics to be planned carefully throughout construction. As the building progressed from excavation and structural concrete to framing, cladding and interior work, each phase coordinated around limited working space, site access and minimizing impact to the adjacent streets and business.
Centra’s courtyard sits above the parkade and forms the centre of the development. Pergolas, fire tables, integrated seating, planting, and outdoor cooking and dining areas divide the courtyard into smaller settings rather than one open terrace. The surrounding apartments look into the space, making the courtyard both a resident amenity and a visible part of daily life at Centra.
